This module will enable the student to appraise the use of financial information and analyse it in aiding the decision making process. It examines appraisal techniques used for capital investment and the analysis of information necessary for capital budgets in order to raise finance.

Investigate and appraise financial information, budget applications, cash flow statements and cash flow budgets. |
LO2 |
Discuss investment appraisal, present values (PV) and internal rate of return (IIR) and their application to the construction industry. |
LO3 |
Analyse the options for asset acquisitions, the tax implications, asset depreciation and the provision of a sinking fund. |
LO4 |
Examine long term and short term sources of funding, credit control measures, gearing, liquidity, business insolvency and corporate responsibility. |
LO5 |
Analyse and appraise developers' budgets and cost benefit analysis. |

Indicative Content |
Financial Budgets
Preparation of a company plan, SWOT analysis, cash flow statements/budgets, fund flow statement, marginal costing techniques, fixed costing, variable costing and their application to the construction industry.

Asset Investment
Investment appraisal techniques, PV, YP, IRR, assessing capital values, returns required, competition for investment capital, asset acquisition and risk analysis, musts and wants, ranking and investment decisions.
|
Credit
Sources of both long and short term funding, the decision to give credit and its implications for the business, credit rating, granting credit, securing payment, gearing, the recognition of debt problems and bad debts.
|
Developer's Budgets
Illustrate and develop a developer's budget for a number of chosen projects establishing land value, building cost and overall profit levels, develop cost benefit analysis for projects.

Business Insolvency
Insolvency, reasons for business failure, examinership, receivership and liquidation. Organisation/corporate responsibility, roles and responsibilities of directors under the Company’s Act, the sole trader and partnerships.
