Module Description: This module explains how the construction constituents of client, consultants and contractor fit together. It goes on to explain the basics of the building process. It also provides guidance on the decisions necessary to choose a particular procurement route.
 
Learning Outcomes
On successful completion of this module the learner will be able to:

LO3 Explain the factors which influence the client's choice of contractor and the contractors' choice of project

Site identification and evaluation, development identification and evaluation, identification of client needs, the role of the contractor in the design, management and organisation of the process, the role of tender documents
Procurement Systems
Delivery of a project from a concept to an actuality, alternative procurement routes available, EU procurement rules and how these choices can affect the overall project cost
Contractor Choice and Appointment
Tender procedures
Risk Allocation
Identification of the elements of risk associated with a construction project, time cost and quality, the prioritisation of risks
Value Management
Identification of the client value system to understand the relationship between time, cost and quality in relation to a construction project
